Private landlords have responsibility under the Housing Act to ensure the properties they let are in a reasonable state of repair and pose no risk to the health and safety of occupants.
In the first instance, you should contact your landlord to notify of them of the problem and explain the necessary repairs. Where repairs are not urgent, you should suggest a reasonable time period for your landlord to make the necessary repairs.
Where possible, complaints should be made in writing to landlords to keep a copy for future reference.

Once your complaint is received, our officers will obtain further details from you and may visit your home to assess the conditions in accordance with the Housing Act 2004 and the Housing Health and Safety Rating System Guidance.
The Council is legally obliged to invite your landlord if an inspection of your property will be carried out and before any formal action can be taken. The outcome of an inspection will determine what action we take in enforcing the necessary repairs.
