How is LHA calculated?

LHA entitlements are based on the number of rooms people are allowed and not on a tenant's rent. The number of rooms allowed depends on who lives with the claimant, as one bedroom is allocated for each of the following:

The maximum allowance is determined each month by The Valuation Office Agency (VOA) with entitlements based on the claimant's income, savings and circumstances. All claims are based on the LHA rate for the month the claim is made and is subject to an annual review.

The country has been split into Broad Market Rental Areas (BRMA) for the purposes of managing LHA rates. Your postcode determines which BRMA applies to you, as well as determining the amount of LHA you receive. In calculating LHA rates, Gedling Borough has been divided into the following:

If the rent charged is less than the claimant's entitlement then you will be able to keep the difference up to £15 per week.

How are LHA payments made?

Unlike housing benefit payments, payments of Local Housing Allowance are usually made direct to the claimant as a bank transfer (BACS). (External site)
