Housing Strategy
We are in the process of producing The Housing Strategy 2009-14, which is a technical appendix to the Gedling Sustainable Community Strategy.
This will reflect our commitment to working strategically with partners to deliver and improve homes in the Borough over the next five years.
It will identify the following key areas:
- Assess and plan for the current and future housing needs of the local population across all tenures
- Make best use of the existing housing stock
- Plan and facilitate new supply
- Plan and commission housing support services which link homes and housing support services
- Work in partnership to secure effective housing and neighbourhood management on an ongoing basis.

Securing new affordable housing
In December 2009 we adopted a Supplementary Planning Document on Affordable Housing. This sets out how we expect developers of large sites to provide affordable housing as part of their development. The three most important aspects are:
- Threshold - in line with Government planning guidance, we will seek the provision of affordable housing on all developments of 15 or more dwellings.
- Percentage of affordable housing required - we will require the provision of 10%, 20% or 30% affordable housing in different sub markets within the Borough.
- Commuted sums - affordable housing will normally be built on site. However, in exceptional circumstances, we may accept an equivalent financial contribution to affordable housing on a different site.
The guidance in the Supplementary Planning Document will increase the supply of much-needed affordable housing, and provide clear guidance to developers, landowners and housing associations to help the development process go smoothly.
