This method of application requires the submission of detailed plans and specifications. The plans would usually be prepared by an Architect or designer acting on the owner's behalf, although plans can be prepared by anyone providing all relevant information is produced. The Full Plans route is suitable for all types of building work and applications can be submitted by anyone competent to do so, however because of the level of detail required, you are advised to appoint a person who is experienced in this area of work.
Once submitted, all details and drawings will be checked for compliance with the Building Regulations. Where necessary, correspondence will take place with your agent and at this point agreement will be reached on how the requirements of the building regulations will be satisfied.
The plans will be checked within five weeks* of being submitted, or eight weeks with mutual consent and after this period the application will either be:

With this method, you are in possession of a plan and specification that has been approved by the authority showing compliance with the building regulations. Your builder should be able to provide you with an accurate quote and undertake the works with confidence. You are advised not to start work before approval has been granted, since any works carried out before approval is at your own risk up until the plans have been approved.
